VACANT STAGING
Our Vacant Staging service transforms empty homes into inviting spaces that help buyers envision their future home. We furnish and style the property to highlight its best features, creating a warm, appealing environment that leads to faster sales and higher offers.
All Vacant Stages begin with a Vacant Preview. This on-site visit allows us to evaluate the home’s layout, scale, and unique details so we can create a tailored staging plan and provide an accurate quote before moving forward.
OCCUPIED STAGING SERVICES
Occupied homes present unique challenges when preparing a property for market. With fewer than 10% of buyers able to look past personal belongings, occupied staging bridges the gap by editing and styling spaces to feel elevated, neutral, and market-ready.
Because every home and situation is different, we offer a range of occupied staging services designed to flex with your layout, furnishings, timeline, and selling strategy.

OCCUPIED STAGING CONSULTATION
Our Occupied Staging Consultation is the most important first step in preparing your home for the market. During this in-home visit, we assess the property through a buyer’s lens and provide strategic, room-by-room recommendations on furniture placement, editing and refinement of personal items, décor updates, and overall presentation. You will walk away with a clear, actionable plan designed to drive more showings, help your home stand out online, and ultimately lead to stronger offers.
OCCUPIED STYLING
Occupied Styling is a hands-on, in-home service where professional stagers style and edit an occupied home using only the furnishings and décor already in place to prepare it for the market. No additional inventory is brought in. During the appointment, the focus is on improving layout, balance, and flow while highlighting the home’s strongest features. Lighter furnishings may be repositioned, beds and surfaces styled, bookshelves and accessories edited, artwork adjusted, and distracting items removed or relocated. Every decision is made through a buyer’s perspective and a photographer’s eye, ensuring the home feels clean, cohesive, and visually compelling. Occupied Styling is a hands-on, in-home service where two professional stagers style and edit an occupied home using only the furnishings and décor already in place to prepare it for the market. No additional inventory is brought in. This service includes up to four hours on site, allowing time for thoughtful, intentional edits that make a meaningful impact. During the appointment, the focus is on improving layout, balance, and flow while highlighting the home’s strongest features. Lighter furnishings may be repositioned, beds and surfaces styled, bookshelves and accessories edited, artwork adjusted, and distracting items removed or relocated. Every decision is made through a buyer’s perspective and a photographer’s eye, ensuring the home feels clean, cohesive, and visually compelling. The goal of Occupied Styling is to create a polished, photo-ready presentation that attracts buyers online, supports strong marketing, and helps the home sell by allowing buyers to imagine themselves in the space rather than focusing on the current homeowner. If additional time is needed, it will be billed accordingly.

Occupied Staging is a full-service staging solution designed to prepare a lived-in home for the market while the homeowner is still in the space. Each room is thoughtfully edited, rearranged, and styled using a curated blend of the homeowner’s furnishings and Ashworth Home staging inventory to enhance flow, highlight architectural features, and create a strong emotional connection with buyers. This service goes beyond refining what’s already there. When needed, supplemental furnishings, artwork, and décor are introduced to elevate the presentation, improve scale and balance, and ensure the home photographs and markets at its highest potential. Because every occupied home requires a customized approach, all Occupied Staging projects begin with an Occupied Staging Consultation. This allows the best combination of homeowner furnishings and staging inventory to be determined, ensuring a strategic, market-ready presentation aligned with the home’s listing goals.
